Renovations: Project Management - How does it work?

Renovating your home need not become a head ache or a traumatic experience; if you let the experts do the job for you. We will explain below, why it is best to let Essence Interiors do your renovations for you, what there is to benefit from, what the risks are, what the advantages of having the experts on the job means for your budget and for your end result. We will explain the process in full and what a typical renovation quoting process would involve. We take you through the entire Pre -contract stages of the process leading up to a renovation.

2. We provide a Full labour and materials quote. We can get 10 tradies or more to turn up and quote on your job, in one day

3. We let you tweak it, the way you want it If you can't afford this, or you dont want that, or what about a spa? How can we do this? We sort out all the changes and adjust the quote. We want you to be perfectly comfortable about the schedule of works before we begin so we dont miss a thing and you are left very happy.

4. You will know what you need to pay us as fees before the renovation starts

This amount wont change no matter how high your renovation costs go. Of course we will try and keep these costs down as much as possible, but if you wish to add or subtract anything, there will be no hefty charge -, no variations, no change in project fee.

Important to note: We dont ask you to move out, or relocate while we renovate for you

But some other companies do, yes, thats right- some companies force you to move out this can be a causes more inconvenience, and more expense, more upheaval and more fuss and bother!!

Renovations management job:

1. Design and draw up all cabinetry, for all wet areas, to be fitted and order, measure, specify and detail all this with the cabinetmaker and stonemason as required.

2. Be able to discuss in depth with you, kitchen design and cabinet internals, accessories, placement of all appliances and services, to achieve the best result

3. Advise on the most suitable and durable materials and appliances for the job, given the clients' budget and personal requirements.

4.Ensure all cabinet details are ordered correctly, checked and site measured, re -measured and that handles and hardware are ordered correctly.

5. Source and order all plumbing goods, as per plansand measure to fit spaces on plan, check the dimensions and the set -backs, ensuring tapware is WELS compliant and have these sent to site

6.Measure and order all other materials including any kitchen and laundry appliances, sinks, basins, baths, flooring , lighting, heaters, airconditioners

7.Assess the amount and types of lighting required, including the use of LED light fittings,pendant lights down-lights and three- in -one bathroom lights and order lights accordingly.

8. Brief the plumber and electrician on the “rough – in” of all electrical and plumbing pipe work, showing how, where and what items will be fitted and discuss the important technical issues.

9 .Solve any design issues on the spot, before the rough- in, with discussions between trades that are relevant to the installation of an item or the rectifying of a problem.

10.Brief the electrician about the general electrical and lighting plan, in detail and be specific about light switch positions, two ways, sensors, power points, 4 gangs, tv/data points, phone points, extra circuits, wet area regulations and other issues to do with power and electrical regulations.

11.Brief the plumbers about the precise locations and details of all tap ware, baths, shower heights, mixer taps, filter units, bench, wall, hob or sink mounts, and the location of hot and cold water pipes inside the cabinetry, fridge plumbing, gas points, etc

12.Make sure all electrical and plumbers instructions comply with safety standards, before rough- in and check for safety switch, smoke detector, over flow valves, floor drainage and other regulatory items, that must be included by law.

13 .Consider things like door handles, locks, hinges, door swing, door stoppers, clearance and fit off for the site carpenter. Have all doors measured, manufactured and delivered to site.

14 .Order and supervise fit off of any free standing cabinetry, cavity sliders, flooring, decking, stairs, balustrade, carpets, air con and any other appliance items.

15.Order and select all tiles, grout, floor wastes and trim, in accordance with the tilers instructions and supervise / assist the tiler with any laying issues.

16 .Supervise and be diligent about the proper waterproofing and fall preparation of the wet are tiling areas for shower recesses, baths, balconies, etc

17. Order and specify the glass products, screens, mirrors and splashbacks and supervise the fit off of the glazing works to completion.

18.Specify all paint finishes and supervise all paint work and finishing to a high standard.

19.Ensure the correct fit off of all light fittings, plumbing and tap ware, handles and doors, appliances and the rectification of any mistakes thereof

20.Check for connection of gas and water services, fix leaks and other abnormalies.


Advice on Renovating you home

 1. Gather up your patience, save your pennies and look to the future (finished product)

 2. Go on a holiday, take some time out at relatives houses,  or spend time out having dinner at the beach, picnics or out with friends. But make sure you have a functioning kitchen, bathroom and toilet to use whilst living through a renovation. Shower at work or at the gym and take the washing to the laundromat or to Grandmas. Have the barbeque set up outside for cooking and the microwave handy. Plug in your toaster and kettle elsewhere and set up a wash station outside where the garden hose tap is. Rig up an outdoor shower- put up a tent in the yard to store your stuff in or to sleep in. It may get super noisy if you work from home- so get ear plugs and try to avoid noise.

3. Put away, store or remove all small valuable items and ornaments. Move furniture into middle of room or remove non - essential furniture into storage. Someone elses garage may do the trip for storing ll your gear temporarily? Or someone you know may have a spare room, or space in a factory unit or business ?

4. Put up plastic sheeting on doors and door frames to keep out dust and cover floors with rolls of black plastic and duct tape, from Bunnings

5. Cover furniture and clothing with plastic to stop dust, tie it down to legs of chairs etc to secure.

6. Think of how much dirt and dust there might be and double/triple it. (There is always more than you expect)

7. Be organised and plan for the unexpected, such as bad weather, material shortages, more storage needs, labour delays and rectifying unfortunate mistakes.

8. Take down curtains, blinds, light fittings, pictures anything that may get damaged or gather dust.

9. Clean as you go - regular dust removal , vaccuming and wiping over is advised to keep areas clean and dust free.

10. Fence off garden beds/lawns and protect trees and plants - these can be damaged by trucks/skip bins/concrete/plastering and trades going in and out.   Make sure neighbours sprinklers are now damaged by trucks. Park your car in clear space away from construction ( for example across the road) to avoid any damage. Give your project manager clear instructions on how and where Tradies can park so as not to disturb your neighbours and their property.

11.Cover newly installed benchtops, sinks, taps, appliances and glass with cardboard-  Not all tradies are as careful as they should be!!

12.Make sure doors and windows are secured and locked and that you keep a record of who has the keys to your property. Keep a spare key hidden on site or in a "locked key safe". Make sure all pets are taken care of or are secure- make sure they have an ID in case they get loose.

13. Build in a contingency plan - your budget may have to increase due to unforseen circumstances so plan ahead. You may need to live with renovations for longer than expected due to delays or inclement weather, or other issues such as supply of products.

14. We can set up temporary laundry facilities, makeshift kitchens or we can hire a mobile bathroom for you.


Remote Renovation Package

This package is for those people who are away most of the time, are working on remote locations, remote mine sites, are fly in fly out, or off shore drilling, working on oil rigs or working overseas etc.

The package is designed to be completed by phone fax and email correspondence only, with little or no face-to-face contact with the client. This is done by using photographs, digital images, scanned floor images, and through the use of the internet websites such as dulux.com to determine the colours and the clients needs.

The consult is initially by phone and email only, then a site visit is arranged with the letting agent or keyholder. (The client need not be present for site visit). A report is then given on the property and the client needs are assessed, along with the available budget and a report is email to client

If the report is accepted and the client wishes to go ahead – then a contract is signed, estimates are made, quotes are done and the client is kept up to date with daily progress of the renovations by email and with photos taken on site digitally and sent direct to them by email.

There are regular cost report updates and a regular count of all outgoings is kept in a running tally in MYOB.

All payments are made via internet banking facilities and all trades and material are disbursed by Essence, on behalf of the client.

Package Incudes:

  • Initial email consult
  • 2 follow u phone calls to discuss renovations, of up to 40 mins each
  • Unlimited email plans, pictures, information and images, website links etc
  • A site visit of up to 1 hour – for the purpose of making a renovation report
  • An email renovation report plus an initial rough estimate of costs – sent back by email within 2 weeks of the site visit
  • Recommendations and supplier referrals for finishes, products, flooring, window dressing, pain colour, etc

Total 4 Hours of work approximately

Cost of initial ‘Remote Renovations Package’ is $440 including GST
