She has several rental properties and this one came up for lease again in
WA, so time for an update to get higher rent. Because of Covid, she could not travel to WA at all, to update the property. She was stuck!

She contacted me via email and with face time calls on site and email/texts, we were able to get quotes done for kitchen, laundry, WC and (semi) bathroom renovation. Essence Interiors then managed the whole renovation for her remotely. Using phone calls, photos, email and face time. All the details were worked out with ease and the renovation job was a breeze.

The property had become somewhat dilapidated internally. The oven was so old, when the oven handle was pulled down, the whole oven stack fell forward on to the floor! The cabinets were old and water damaged. Grey tiles on the jarrah boards, were on top of two layers of old LINO! The tiles had moved and were all cracked. The kitchen was in a shocking state, the laundry had an old trough that had completely rusted and the WC was a relic from the past. It was hardly liveable and very much an eyesore.

The budget was very tight at only $15k. A lot to get done for that small amount. Also, she was keen to rent it out again immediately, so a swift renovation was required.

HOW IT WAS DONE:

  • Costs of a brand new kitchen were kept down by ordering budget white
    gloss, preassembled units from an online discount supplier
  • Delivery to site was free of charge and an installer was appointed.
  • Not moving the services like water and gas and electricity helped to keep
    costs down.
  • We took the fridge ‘box’ out of the main kitchen units, to make more room for appliances
  • We put in a lot of new storage and overhead cabinets and a bigger vanity
  • The laundry tiles were “Tiled over” with new ( no removal)
  • The bathroom was updated with a new vanity and new side mirror only (
    Paint job to shelves)
  • The laundry floor tiles and splashback tiles for kitchen,  were all
    Sourced at $10m2 from warehouse.
  • Appliances, taps, toilet and all fittings sourced all from a discount
    Store- ordered on line
  • Kitchen tiles (and lino underneath) were all removed and the jarrah
    Boards polished.
  • New budget lighting and led downlights and ceiling oysters installed
  • Hot water system not replaced; but serviced to work better
  • Handyman was used to do paint job and polish timber floors
  • We retained the white wall tile in the WC and the bathroom, to save money on tiling.

Now the property is renewed and more functional with nicer appearance. The
rent has been put up by $75 a week!
